Given how popular Midtown Modern seems to be (the crowds on weekdays are quite something), it was obvious what our focus would be on this week as more people are looking at this new entrant to District 7 – and are wondering about resale options in the area as well.
It’s clear as day the revitalisation so far, and it is only set to further improve the liveability to an area that has been quite the hotspot in the past few years. Here’s a few of the interesting ones that we’ve seen this week!

Why I like it
For me, Duo Residences is an iconic project in its own right. Even if you are unaware about the existence of such a development, if you are travelling along Beach Road this is one structure you are bound to notice. Designed by Ole Scheeren and developed by Khazanah and Temasek (Singapore and Malaysia, basically), this 1 bedroom apartment is as large as they come at 710 square feet in size.
For a bachelor, or a couple working in the CBD that aren’t intending to have kids, this could be an option to look at. The price is admittedly on the high side, but it does come impeccably finished – it is basically showroom quality.
I really like what has been done at the balcony too, that carpet grass provides a softer look to the space. And along with the bar counter and stools it looks to be a comfortable place to relax in after a long day at work.
And if you really need to know, the biggest quality here is probably its location – it is after all a major perk of living in District 7. You have direct access to the MRT station, shops, and Bugis Junction just opposite.

Why I like it
As with many of the older apartments, these have been overshadowed by all the new launches to District 7. This 2 bedroom unit is truthfully speaking not in the heart of the action but it is still very conveniently located as Lavender MRT station is right at your doorstep.
At 958 square feet, it is considered to be quite big in terms of space for a 2 bedroom unit of today. I can’t say I’m a fan of the red walls in the apartment (that can be easily changed), but the rest of it is clean and if you aren’t too picky it can be described as a move-in condition.
Probably the biggest highlight of the space is that lovely city view – and the upcoming white site will definitely be one to watch for the future.

Why I like it
If you were to judge The 101 from its exterior, I doubt many would care to really venture in. In fact, it doesn’t even look like a residential building, with an outlook reminiscent more towards an industrial one instead.
Still, there’s no doubting the credentials in its location. It is just a 5 minute walk to Bugis MRT, and as a consequence of that, is a short walkable distance to Suntec City and the like.
At 1,194 square feet for a studio unit, it is undoubtedly large – but the design of the space, while clean isn’t too inspiring in my books. The biggest draw? This is a 999-year leasehold space – a rarity in District 7 for sure.

Why I like it
If living in District 7 is appealing to you but you are reluctant to stump up the budget for it, a resale HDB would no doubt be the most affordable entry point to doing so. You get to enjoy that convenience without the price (and admittedly, without facilities as well).
This 3-room HDB is 624 square feet but the best part (other than the location) is that it is well furnished and design. If you are a fan of the Scandinavian design and the colour white, the design of this space will be your cup of tea. It’s really clean looking, and does make the space look ever so slightly bigger than it really is.

Why I like it
Like some of the other picks of this week, Burlington Square is in District 7 but it isn’t in the traditional Suntec/Bugis vicinity that most people would be thinking about. It isn’t far off though, just a 5 minute walk but the nearest MRT station here would be Rochor MRT station instead.
Most people would probably know Burlington Square for its watch, jewellery, and electronics instead, but there is actually a residential component here as well. This is a extremely large penthouse unit at 2,973 square feet.
It offers 4 well-sized bedrooms and a large open patio with awesome views towards the city. The outdoor space is really substantial, and you can easily hold large gatherings here (when the pandemic is over) – but not everyone would like how much space has been dedicated to it. Either way, its price point is probably one of the most affordable if you are looking for penthouse living in the area.
