This week, it’s a district that is no stranger to most younger Singaporeans out there – District 19.
As most of the estates here are rather young, don’t be expecting any units with much history or real character. Instead, its more small, modern apartments – except this one giant penthouse (might possibly be one of the biggest in the area).

Why I like it
That close to 3 million may seem quite startling for the Punggol area, until you see that this is a massive 5 bedroom penthouse spanning a total of 4,223 square feet.
While there is the issue of a niche pool of buyers in the future if you are looking to resell, it is also hard to come by a unit of this size and bedrooms – if you are in the market for such a particular property. The layout does offer some solutions for a multi-generation family, but not everyone will be a fan of the big PES spaces in the unit.
The ID may be a hit or miss, subjected to your tastes – but there’s no running away from the 280k renovation cost that has been ploughed into the unit already.

Why I like it
For those looking at District 19, Jewel @ Buangkok would definitely be one of the usual considerations given its close proximity to Buangkok MRT – it is really a very short walk away.
It is also set to benefit from the upcoming Sengkang Grand Residences, as that is an integrated development with a mall (which should be curated pretty well), and hawker centre plus bus interchange.
I’m not the greatest fan of the floor plan, the entrance is quite long and an inefficient space, but I do like that there is an enclosed kitchen (even though you are heavily reliant on the cooker hood as there isn’t a window).

Why I like it
As far as condos in the Buangkok area go, The Rivervale is definitely one of the oldest – it is almost 20 years old already!
It is about a 10 minute walk to Buangkok MRT, but the bigger highlight to me would probably be that Punggol Park is just opposite, which offers an injection of much needed greenery to the area.
But I guess the true highlight for me here is the design of the unit itself. Because the owners have hacked away the kitchen to create an open plan living and dining area, the space just looks incredibly spacious. The big kitchen island provides not only a focal point, but it can double up as a dining area as well.

Why I like it
At 883 square feet, you could say that this 2 bed 2 bath penthouse unit at Midtown Residences is rather big – on paper at least. But you do have to remember this is a 2 level penthouse unit, so there’s definitely a lot more inefficiency of space here with the void space as well as the staircase.
Other than that, if convenience is one of your top criteria’s, Midtown Residences definitely has that covered as it is just a short walk away from Hougang MRT and interchange. Oh, it also has a couple of shops below, nothing groundbreaking as far as shops are concerned, but it certainly does add another level of benefit.
Similarly, the renovation here is nothing out of this world, but its simple styling should appeal to most homebuyers.

Why I like it
Let’s talk about the location first. If you are after some peace and quiet, its location close to Punggol Serangoon Reservoir does offer some respite, and it is a short walk to Punggol Plaza. That said, if you do utilise the MRT a fair bit, then this probably isn’t the place for you.
The real highlight of this is probably the ID of the unit. While it’s mainly blacked base, the floors and walls are left in a cream and white tone, so it isn’t overly dark. I would say it is quite masculine overall, but that is really subjective!
