HDB prices seem to be breaking new records each week, with the recent one being a $1.01 million 5-room HDB at Marine Crescent – the first million-dollar transaction of the estate. It does boast sweeping views of East Coast Park, so that could be part of the reason why the buyer paid a premium for it.
And so this week, we continue our search for some of the biggest HDB flats around. The only criteria? It has to be in a tastefully done-up condition.

1816 Woodlands Street 82

$1,288,000
Address: | 816 Woodlands Street 82 730816 |
---|---|
Tenure: | 99-year Leasehold |
Size: | 1,905 sqft |
$PSF: | $676.12 PSF |
Developer: | Housing & Development Board (HDB) |
TOP: | 1994 |
Why I like it
It’s not the first time we’ve featured a unit from this estate. This jumbo HDB is sized at a magnificient 1,905 square feet, and there are only 2 units per level so this gives you more privacy as a corner unit. For multi-generational families looking for more space and bedrooms, this is still one of the few options remaining despite the price point.
It’s also done up in a really stylish fashion, with the design of the space giving off a really vibrant and homely vibe – and I especially like the dark tones of the kitchen.
The location is also pretty great being just opposite Woodlands North Plaza, where you’ll find a McDonalds, KFC (among others), and a Giant supermarket. It’s also about a 10-minute walk away from Woodlands MRT station (North South and Thomson-East Coast lines), as well as Causeway Point and the bus interchange.

2448 Pasir Ris Drive 6

$988,000
Address: | 448 Pasir Ris Drive 6 510448 |
---|---|
Tenure: | 99-year Leasehold |
Size: | 1,657 sqft |
$PSF: | $596.26 PSF |
Developer: | Housing & Development Board (HDB) |
TOP: | 1989 |
Why I like it
At 1,657 square feet, this executive maisonette is certainly a very sizeable one, although you should always note that because it is set over 2 floors, some space will be taken up by the stairs. Nevertheless, an executive maisonette provides a greater level of privacy for its owners, as all the bedrooms are located on the top floor, giving the communal areas a good separation. Although you should know that one of the common rooms above was hacked to give the master bedroom a luxurious walk-in wardrobe instead.
The entire home is done up in a modern look, with the cove lighting at the ceiling providing more cosiness to the space.
In terms of location, you are right next to Sea Shell Park for some greenery and exercise. For groceries, there is a Giant supermarket within a short walking distance, as well as a Kimly coffeeshop and hawker centre for food options.
It isn’t close to an MRT station now, but the upcoming Pasir Ris East MRT station on the Cross Island line would be a good upgrade.

3830 Woodlands Street 83

$1,200,000
Address: | 830 Woodlands Street 83 730830 |
---|---|
Tenure: | 99-year Leasehold |
Size: | 2,066 sqft |
$PSF: | $580.83 PSF |
Developer: | Housing & Development Board (HDB) |
TOP: | 1994 |
Why I like it
If you are looking for a jumbo HDB, Woodlands is probably one of the first places that you’d look. This particular jumbo HDB is a massive one at 2,066 square feet – with 5 bedrooms, 1 study room and 3 bathrooms. We’ve said this many times, but for affordable multi-gen living, you really don’t have too many options.
The unit itself is neatly done up, and for most people, it is in a great condition that you don’t have to do much to move in.
The location is a convenient one. Although it fronts Woodlands Avenue, you are nearly next to the Woodlands MRT station where you can hop on to the North South or Thomson East Coast lines. Of course, Causeway Point is right here too for shopping and dining needs.

4293 Yishun Street 22

$1,058,000
Address: | 293 Yishun Street 22 760293 |
---|---|
Tenure: | 99-year Leasehold |
Size: | 1,819 sqft |
$PSF: | $581.64 PSF |
Developer: | Housing & Development Board (HDB) |
TOP: | 1985 |
Why I like it
This executive apartment at Yishun is very generously sized with a total floor space of 1,819 square feet. You have 5 bedrooms here (and just 2 bathrooms), but I think most people would be looking to knock down one of the walls to create an even bigger living/dining space.
The unit’s design personally isn’t to my taste, but I can imagine most people would be perfectly happy with it, and perhaps just require some minor touching up to suit their own preferences.
As a location, it is close by to Yishun Neighbourhood Park, so that’s great if you like a place to exercise in the open. Yishun MRT station is about a 15-minute walk away though, although you do have a Giant Express mart and various eateries like a Tai Wah Pork noodle and a McDonald’s just next door.

5526 Serangoon North Avenue 4

$1,000,000
Address: | 526 Serangoon North Avenue 4 550526 |
---|---|
Tenure: | 99-year Leasehold |
Size: | 1,646 sqft |
$PSF: | $607.53 PSF |
Developer: | Housing & Development Board (HDB) |
TOP: | 1991 |
Why I like it
This 1,646 square foot Executive Maisonette home is located in Serangoon North, where you’d find a whole host of dining options just across the road at Block 154 Serangoon North. There’s too many options here to list, but one of the more famous ones being Xiao Di Fried Prawn Noodle. There is also an NTUC Fairprice here, along with a Seng Seng Fresh Market.
The unit itself is quite nicely designed, with cove lighting, and marble flooring on the first floor. The staircase has also been improved, with a sleek glass barricade – although the first part that isn’t covered may be a concern if you have young kids.
It currently isn’t close to an MRT station, although the upcoming Serangoon North MRT station on the Cross Island line should solve that.
