Hey Marcus! Thanks for your feedback, we’ll incorporate freehold ones the next time we create such a list. Our main priority in this list was price however, and the leasehold ones tend to make the cut given their depreciating nature.

Hi Josh, Regent Heights is a 99-year leasehold project and is around 25 years old given its lease commenced in 1995. For its age, the condo actually has a healthy level of transactions, with 22 occurring in 2019 alone for a 645-strong unit. This translates to around 3.4%. Prices have remained relatively stable in the past few years despite prices going up. It also has 2 other big developments that are just slightly newer as competitors: Guilin View and Hillview Regency. We do think that moving forward, prices would either depreciate or just keep up with the general property market as there’s not much transformation in the area as far as we can see.

Hi Ryan. Which would you recommend? I’m looking at a decent size unit up to 900k, what will you recommend? Both 2 bedder-units > The Madeira vs. Maysprings? Given that there is unlikely going to be any upside gains, looking at 20 years down the road. What other similar places would you recommend for sites near to train stations?
